Pickering homes and their garage doors
Pickering was built in waves, and each wave has its own garage door problems.
Lakeside homes from the 1960s and 70s. Bay Ridges and West Shore have many single-car garages, and some doors still run on extension springs along the side tracks, with original tracks and hinges. When an extension spring snaps, the safety cable is what keeps it from flying across the garage. If yours has none, we add them when we replace the springs.
Two-storeys from the 1970s to the 90s. Amberlea, Liverpool, Dunbarton and Glendale are full of double garages. A lot of these doors are on their second or third opener, and the original torsion springs are long gone. Worn rollers and loose track brackets are the usual noise complaints.
2000s and 2010s subdivisions. Duffin Heights and Brock Ridge mostly have 16x7 insulated steel doors with two torsion springs and belt-drive openers. Those original springs are reaching the end of their cycles now, often both within a few weeks of each other.
Seaton new builds. Seaton is Pickering's newest community and still growing: by 2022, only 1,549 of its 20,989 planned homes had been built. Builder-grade doors usually come with standard 10,000-cycle springs and a basic opener. Once the builder coverage ends, a high-cycle spring upgrade ($50 to $120 + HST extra) is worth asking about.
Pickering by the numbers
The 2021 Census counted 99,186 people in Pickering living in 33,425 occupied homes, up 8.1% from 2016, with a median household income of $118,000 (Statistics Canada, 2021 Census of Population). That growth matters for garage doors: whole streets went up in the same few years, so their springs, openers and rollers wear out in the same few years too.
What Pickering weather does to garage doors
Lake air. Homes near Frenchman's Bay and Lake Ontario get more damp air, and that rusts springs, roller bearings and hinges faster. A light spray of garage door lubricant on the springs and hinges twice a year helps.
Road salt. Cars bring salty slush into the garage all winter. It sits against the bottom of the door, where the cables tie into the bottom brackets, and rusts both from the floor up. Rinse the bottom of the door in spring.
The first cold snap. Springs carry the full weight of the door, and cold steel is less forgiving. The first freezing mornings of the season bring a run of snapped springs. If you hear a bang, don't run the opener.
